The Project

The Peninsula is a masterplanned residential estate in Burswood, located between Crown Casino and Optus Stadium and has been the primary driver of medium to high density residential development in the area over the last 15 years.

Tower 6 is the next residential tower in a spine of interconnected, masterplanned towers. The planning framework allows for a 21-storey residential tower with specific interrelation to the surrounding towers and medium density residential.

The Tower 6 development application proposed a 31-storey, 197 dwelling residential tower with reduced setbacks and increased plot ratio from that permitted in the applicable planning framework.

Our Role

element was appointed to provide ongoing planning advice and assistance in developing a clear approval strategy for the project. We navigated the application through the extensive design review process and prepared a comprehensive development application to support the development proposed. Key considerations included the interactions of the surrounding towers, amenity offering and public contribution, public art contribution and proximity of nearby road and rail routes.

Outcomes

element assisted Mirvac to achieve planning approval via the Metro Central Joint Development Assessment Panel in a timely manner, which required close negotiation with the Town of Victoria Park and their associated Design Review Panel. This planning approval set a precedent for the area, facilitating the development of a contemporary building which achieves design excellence within an outdated planning framework.
