Swan Brewery Industrial Estate

PLACE

When Lion closed operations at its Canning Vale site in 2013 to relocate them interstate, it drew to a close Swan Brewery’s 155 year history of brewing in Western Australia. Just over 13 kilometres south of the Perth CBD, the 39 hectare site is one of the most valuable parcels of privately owned industrial land – anchored by Roe Highway to the north, Ranford Road to the west and Nicholson Road to the east. The redeveloped Swan Brewery Industrial Estate offers lots from 1200sqm to 3ha and has been met with strong demand since its launch in 2014.

OUR
ROLE

element undertook subdivision design of Industrial Estate, delivering approximately 100 lots for market release. Subdivision design was informed by a comprehensive process demonstrating development and accessibility potential, ensuring minimum lot width standards were applied. We undertook ongoing liaison and negotiation with state and local government agencies and service providers to achieve evolving industrial lot product requirements in response to market needs.

OUTCOMES

Our subdivision design resulted in an agreed minimum lot frontage to ensure workable development solutions once development applications were assessed by the City of Canning. The Swan Brewery Industrial Estate continues to perform well, with circa 68 sales reached over four stages since release.
