The Project

Riverbank Estate is a greenfield residential subdivision project in Southern River managed by Terranovis. The estate comprises approximately 450 lots. The project is nearing completion with the south-western portion comprising Stage 9 under construction. The estate comprises a primary school, commercial centres, public open space and single and grouped dwelling lots.

Our Role

element prepared and progressed the necessary WA Planning Commission (WAPC) subdivision conditional approval for Stage 9. This required a minor departure from the approved local structure plan, which was successfully obtained. Stage 9 encompassed approximately 40 residential lots, ranging from conventional single dwelling lots to narrow rear loaded (laneway) lots and a child care centre site. We were responsible for negotiating draft subdivision conditions, including a complex development contribution condition to a successful outcome. Our services also included general estate planning advice, including consultations/discussions with the multi-disciplinary project team, subdivision design, preparation and approval of local development plans, R-Code and residential development control discussions with the local authority, client and builders.


Our ability and expertise in preparing the subdivision application to the specifications of our client and navigating the subdivision conditional approval process pathway within the statutory time period was key to delivering for our client a subdivision conditional approval. With the conditional approval the client was then able to market the lots and meet contractual obligations.
