THE
PLACE

Raine Square is one of the city’s best-known precincts, situated across an entire city block and close to public transport, high profile public spaces and the city’s retail malls. The site was not realising its full development and destination potential. With new plans to revitalise the precinct through retail, food, beverage – and the return of cinema to the CBD – came the opportunity to showcase and celebrate its heritage assets.

OUR
ROLE

We were appointed for our planning strategy and heritage expertise to secure project development approvals, advising on due diligence, statutory planning, heritage strategy and heritage architecture. The scope included a focus on adaptive reuse and heritage integration as a vital part of the precinct revitalisation and destination offer.

OUTCOMES

Our work entailed:

  • Providing statutory planning and heritage due diligence to inform development scenarios;
  • Providing ongoing statutory planning advice to inform concept development and optimise development potential through plot ratio bonuses;
  • Advising on conservation, adaption and integration of heritage buildings;
  • Securing development and heritage approvals;
  • Key stakeholder liaison – state and local government; and
  • Heritage architecture services to implement the approved redevelopment and inform project architects in detailed design work.
