Latitude 32 Industry Zone

LANDCORP | Hope Valley, WA

THE
PLACE

Forming the heart of the broader Western Trade Coast industry hub, the Latitude 32 Industry Zone will provide a stock of transport, general and light industry land supply for the next 25-30 years. Covering 1,400 hectares of land, this major industrial development zone is among the largest in Australia. It has been planned to become an integrated commercial region also incorporating the Australian Marine Complex at Henderson, the Rockingham Industry Zone and the Kwinana Industrial Area.

OUR
ROLE

Since 2007, element has been responsible for the district and local structure planning of 1,276 hectares of land and delivery of industrial lots in the Flinders Precinct subdivision. In 2014, working as part of the Levels Project Team, we prepared detailed subdivision design concepts across six local structure plan areas which responded to key drivers including:

  • earthworks levels planning;
  • significant resource extraction activities;
  • major infrastructure corridors (road, rail and high-pressure gas pipelines); and
  • resolution of the appropriate staging of each development cell.

OUTCOMES

Our work supported LandCorp’s role in coordinating, activating and delivering industrial land to the market. The District Structure Plan was successful in coordinating government agencies for broad planning for Latitude 32, providing an overarching blueprint for subsequent local structure plans.

WHAT WE DELIVERED
  • District structure plan and local structure planning
  • Detailed concept subdivision layout across the whole of the project area
  • Subdivision approvals and day-to-day delivery of industrial lot product to the market in the flinders precinct
  • Design guidelines for the Flinders Precinct
