Bunbury Back Beach Tourism Precinct

PLACE

As one of the most popular beaches in the region, Back Beach is a much-loved local destination and a regional tourism asset renowned for swimming, water sports and fishing. As a popular holiday hub offering a pristine beach experience, a key challenge was determining and justifying appropriate heights and scales of future built form which balanced the City’s requirements with a level of flexibility for future developers.

ROLE

element prepared the Local Structure Plan for a linear stretch of ocean front land in conjunction with EG Funds and City of Bunbury. Our scope entailed preparation of broad design principles for the complex site, informed by detailed built form explorations. Sketch plans and massing models were utilised to interrogate district views and solar impacts, as well as explaining the challenges of achieving cost-effective parking on sloping sites.

Key considerations included:

  • Design responses to the site’s topography which prioritised public foreshore access and views through a focus on interaction between buildings and the public domain;
  • Incorporation of a civic plaza as a primary meeting place and anchor for retail activity and as a local landmark; and
  • Careful response to the local climatic constraints whilst balancing the needs of future residents and broader visitors to the precinct.

OUTCOMES

Our work translated a detailed development concept into a higher-order suite of structure plan controls whilst preserving flexibility for future developers through a focus primarily on the public domain interface. Work commenced on the Local Structure Plan in 2012 and was completed in 2016 with endorsement of the final structure plan by the WAPC.
