Beaumaris Beach Precinct

THE
PLACE

Characterised by its beautiful homes, affluent community and world-class beach, the Beaumaris Beach estate in Iluka is one of the northern suburbs’ most sought-after coastal destinations.

 

Complementing the existing high-quality public amenity and established homes, OP Properties and Brightwater Care Group are developing a $70 million village centre featuring retirement living, apartments and a much-desired local retail and food and beverage offer.

ROLE

element were engaged to craft a vision for the development – to create a village precinct which redefines intergenerational living and delivers greater housing choice, local employment opportunities and a vibrant local amenity.

 

Community integration was a key focus for the planning, design and management of the village centre, ensuring it reflects the Beaumaris community’s local sense of place and, in turn, is strategically positioned to attract investment.

 

Applying a place making lens to the project and considering it ‘beyond the buildings’ helped to define:

  • What will make it a special place;
  • Why people will want to go there – and what will keep them coming back;
  • How the village centre will be connected physically and culturally to the spirit of the local area;
  • How each component (retirement, residential, community and commercial) will work together in a cohesive way; and
  • How the team can innovate at every turn to redefine intergenerational living, leverage project strengths and build brand capital at a corporate and project level.

OUTCOMES

  • Our work resulted in the development of a Place Blueprint to define the qualities and essence of the place, informed by the needs of its end users. It aligned vital components of the project including direction for:
    • public realm and retail mix;
    • project positioning and branding;
    • product features and innovations;
    • partnership development; and
    • community management and activation.

     

    Our approach tied together a range of different facets to create a consolidated place vision, strategically positioning the development at both precinct and product levels.
