As Australia’s largest diversified property group, Stockland is leading the way for change in the retail industry and implementing a place-based approach for its Baldivis Shopping Centre. Located in one of the fastest growing regions in Western Australia, Stockland’s vision was to transform it into a community-focused town centre and first-class shopping, entertainment and dining destination through a $116 million redevelopment and expansion of the existing Centre.


element was appointed by Stockland to lead place visioning and activation for the Centre expansion to reposition it as a regional town centre and welcoming place for people to share experience and celebrate their local community. Our role included:

  • Community and stakeholder engagement;
  • A comprehensive place and user needs analysis;
  • Delivering a retail activation workshop to define the place vision;
  • Defining the visitor offer; and
  • Creating a Place Activation Plan to deliver quick wins with maximum impact.


A number of quick wins identified in the Place Activation Plan were put into place, including two significant community and youth-led art projects. The Place Activation Plan continues to guide Stockland’s place activation and partnership program to support transforming the Centre into a much loved destination for the local community.
