43 Burswood Road Apartments
The subject site is located within the Town of Victoria Park’s Causeway precinct which currently accommodates a high proportion of light industrial and aging commercial buildings. This precinct has been planned to facilitate new high-density residential and commercial developments for over 12 years, however limited development has occurred to date.
The mixed-use 22 storey development consists of 186 apartments and activated ground floor including a café and office tenancies.
element was appointed to provide ongoing planning advice and assistance in developing a clear approval strategy for the project. We navigated the application through the extensive design review process and prepared a comprehensive development application to support the proposal in concert with the project architect. Key considerations included the relationship of the development with the public realm and adjacent parklands, residential amenity, public art contribution and acoustic considerations relevant to the proximity of nearby major roads.
element assisted our client along with project architect to achieve development approval via the Joint Development Assessment Panel in a timely manner. The approval of the development with additional building height and plot ratio was able to be achieved through negotiation and interaction with the Town, the Design Review Panel, with the design of the development considered to be exemplary and worthy of the discretion sought. This development approval granted has set a high quality and contemporary development precedent for the area.
